Slab Leaks Demand Expert Attention

A slab leak—a leak in the water or sewer lines running beneath your home’s concrete foundation—is one of the most serious plumbing problems a San Diego homeowner can face. Left unaddressed, slab leaks can erode soil, crack your foundation, promote mold growth, and cause thousands of dollars in structural damage.

ASI uses advanced electronic leak detection equipment and thermal imaging to pinpoint slab leaks precisely, minimizing the need for exploratory demolition. Once located, The White Glove Guys will recommend the most effective and least invasive repair method for your specific situation—whether that’s a spot repair, epoxy pipe lining, or a reroute. We’ve been solving San Diego’s toughest plumbing problems since 1952.

Warning Signs

Signs You May Have a Slab Leak

Slab leaks often go undetected until significant damage has occurred. Watch for these warning signs.

Unexplained Water Bill Spike

A sudden increase in your water bill without a change in usage is one of the earliest and most common indicators of a hidden slab leak running beneath your foundation.

Wet Spots on Floors

Warm, damp, or discolored spots on your floors—especially on concrete or tile—can indicate a hot or cold water line leaking beneath the slab.

Sound of Running Water

If you hear water running when all fixtures are off, water may be escaping from a pipe beneath your slab. This is a strong indicator that requires immediate investigation.

Foundation Cracks or Shifting

Cracks in walls, floors, or your foundation can be caused by soil erosion from a slab leak. These structural signs mean the leak may have been present for some time.

Mold or Mildew Smell

A persistent musty odor, especially near floors, can indicate moisture accumulation from a slab leak creating ideal conditions for mold and mildew growth.

I recently had maintenance done on my AC and furnace by ASI, and I wanted to highlight the great experience I had—especially with the technician, Jesus. From start to finish, Jesus was extremely professional, thorough, and clearly very knowledgeable about his work. He took the time to carefully service and clean both the AC and furnace, making sure everything was running properly and efficiently. What really stood out to me was his attention to detail—he didn’t rush the job and even went the extra mile by cleaning the outside of the unit, which I truly appreciated. On top of that, his customer service was outstanding. He was friendly, respectful, and took the time to explain what he was doing, which gave me a lot of confidence in the work being performed. Overall, I’m very satisfied with the service and the level of care provided. I will definitely be using ASI again in the future and would highly recommend requesting Jesus if you want the job done right.

After 21 years of faithful service our heater finally gave out. ASI came to the house and we went over a few options as to repair or replace. We elected the latter, and the very next morning ASI was on site with the new heater. Within 6 hours, Sebastian Garcia and his helper had the new heater installed. Sebastian spent some time explaining how to use the new thermostat, which is so much easier to use than the previous one. By the time they left the garage was clean and all the old stuff was carted away. A great job by an outstanding company. This morning I checked my old paperwork and found that the new heater and thermostat were only a couple of hundred dollars more than the ones I had purchased 21 years ago. ASI really offers good prices and great equipment. A special thanks to the service manager Joe Gondak for keeping in touch with the crew to insure there were no problems during the installation

I recently had some plumbing work performed by Sam and Matt who are two team members from ASI and I felt that a comment on their service was warranted. This was a large job. They thoroughly inspected the plumbing and photographed the sections of cast iron pipe that were almost rusted through. Sewer pipes leaking under the house would be a pretty major problem. The whole project took about a week. Sam and Matt were here working hard every single day. I am completely satisfied with the work done, and I can’t say enough about these two individuals. They were polite, punctual, very thorough, and definitely knew their craft. I went under the house to check the installation and it was flawless. One aspect of their performance deserved a special mention. Although crawling around in the dirt under the house was extremely messy, they wore overalls and shoe covers when they entered the house. “White glove” service indeed. If you’re looking for plumbers who excel at their trade, definitely give ASI a call.
FAQ

Slab Leak Questions Answered

We use advanced electronic listening equipment, thermal imaging cameras, and pressure testing to locate leaks beneath your slab with pinpoint accuracy. This non-invasive approach means we only need to access the specific area where the leak is located, rather than tearing up large sections of flooring.

Many homeowners insurance policies cover the damage caused by slab leaks, and some cover the cost of accessing the leak. Coverage varies by policy. We provide detailed documentation of the leak and repairs to support your insurance claim.

Detection typically takes a few hours. The repair itself can range from one day for a spot repair to a few days for a full reroute. We’ll give you a clear timeline before work begins so you know what to expect.

Common causes include pipe corrosion from San Diego’s hard water, soil shifting, poor original installation, abrasion from pipes rubbing against concrete, and chemical reactions between copper pipes and the surrounding soil. Older homes with copper or galvanized pipes are most susceptible.

Yes. Water escaping beneath your foundation erodes the supporting soil, which can cause the slab to shift, crack, or settle unevenly. This is why early detection and repair are critical—the longer a slab leak goes unaddressed, the greater the risk of expensive structural damage.

Cost depends on the location of the leak and the repair method, so a spot repair is significantly less than a full pipe reroute. We provide upfront flat-rate pricing after detection, so you know the exact cost before any work begins. We will walk you through every option, including how a reroute may save money long term on older corroded plumbing.

It depends on the age and condition of your plumbing. A spot repair is often the right choice for a newer system with an isolated leak, while a reroute or repipe makes more sense for older homes with corroded copper or galvanized pipes that are likely to leak again. We will explain the pros and cost of each so you can make an informed decision.
